Commercial Energy Performance Certificates (EPCs)

What are they?

All commercial buildings let or sold now require a Commercial Energy Performance Certificate (EPC). The certificate indicates the energy efficiency of the building on a scale of A to G, giving potential tenants or purchasers access to information that could either make or break a letting or sale – after all,  who would want to lease a building that will cost over the odds to heat or light?

The assessment process takes consideration of the building’s characteristics, for example the lighting, heating systems, construction of windows and walls and reflects the age and condition of the building.

When are they required?

If you sell, let, construct or refurbish a commercial buildings you need a Commercial EPC, unless it is a:

  • lease renewal or extension
  • compulsory purchase order
  • lease surrender
  • places of worship
  • temporary building with a planned period of use of less than two years
  • building with a low energy demand, eg barns

Pre-survey questionnaire

To request a Commercial EPC quotation please complete the pre-survey questionnaire and we shall respond to you as soon as possible. If you have layout drawings and elevations available please send them to info@lowcarbonfutures.com.  

A separate pre-survey questionnaire should be completed for each building for which an Commercial EPC is required.  The pre-survey questionnaire has been designed to gather useful information that will enable us to:

  • decide whether the property needs a Commercial EPC and if it does, what level of assessor is required.
  • provide an estimate of cost for the work required.

Competitive costs and fast service

We offer Commercial EPC from £150 + VAT.  We aim to conduct the inspection within 10 working days.  However, if the inspection is more pressing please call us directly and we will be able to offer a turnaround time in as little as 24-48 hours.   

What information do you need to provide?
Information which will be required, if available, for the correct assessment process and subsequent Commercial EPC to be generated, includes:

  • Energy usage data
  • Site information - plans of the building / size of unit / age of property
  • Dates of building construction changes and U values of construction materials e.g. windows
  • Fan efficiencies
  • Refrigeration performance
  • Lighting performance

Lack of the any of the above will inevitably lead to a greater information gathering commitment for the energy assessor and will increase the cost.
